Position overview
The Construction Project Manager plays a vital role in overseeing the successful planning, execution, and completion of construction projects. This role involves working closely with clients, subcontractors, field superintendents, and internal teams to ensure projects are delivered on time, within scope, and within budget.
Project manager responsibilities
- Review contracts and scopes of work with customers.
- Coordinate all post-contract activities between customers and general contractors.
- Prepare billing breakdowns and initial project setup documents.
- Manage and track all change orders throughout the project.
- Prepare material lists for stocking each project.
- Assist the Field Superintendent with project schedules and coordinate with the overall master schedule.
- Prepare and submit shop drawings and product submittals per project specifications.
- Review and manage all post-contract requirements, including:
- Architect’s Supplemental Instructions
- Requests for Change and Information (RFIs)
- Design/dimensional changes and inter-trade impacts
- Estimate cost impacts for all changes from the contract documents.
- Prepare monthly job projection reports and post-project cost analysis.
- Keep detailed change order logs and labor tracking spreadsheets.
- Provide labor values for sub-contracted items and assist with subcontractor coordination.
- Prepare project closeout documentation and attend site/start-up meetings.
- Approve material invoices and assist the Construction Manager with monthly billings.
- Prepare labor breakdowns and material purchase orders aligned with estimates.
- Help manage collections from clients and facilitate prompt payments to subcontractors.
- Track job progress and maintain strong client relationships to encourage future business.
Qualifications
- Bachelor’s degree in Construction Management or a related field; OR a minimum of 7 years of relevant construction management experience.
- Proficiency in Microsoft Word, Excel, and other essential project tools.
- Strong written and verbal communication skills.
- Proven ability to manage multiple tasks under tight deadlines.
- High attention to detail, strong organizational skills, and a solutions-focused mindset.
